Why will a normal homeowners policy not work?

Construction, anchoring, and depreciation patterns differ enough that carriers use a separate policy form. Many will not write manufactured homes at all, which narrows the market considerably.

Does the age of the home matter?

Yes. Older homes and certain construction eras are harder to place, and some carriers apply age limits.

Is coverage different if I rent the lot?

The lot owner's policy does not cover your home. You still need your own, and the park may require proof of liability coverage.

Can I get replacement cost rather than actual cash value?

Often, and it is usually worth the difference. Actual cash value on an older manufactured home can settle for far less than replacing it costs.
